In the last RiskeNews issue predictive maintenance was introduced as an approach to successful building management. Given the competitive property management service market there is a demand for skills in providing the best operation services at the very least cost.

In this issue the non-destructive testing tools of infrared thermography and vibration analysis are highlighted.

Infrared Thermography (IRT)

This techniques uses infrared energy of any object’s surface to produce a detailed visual image showing it’s temperature profile. The methodology has long been used in:



 

  • Detecting faults in electrical equipment.

But is also gaining acceptance for:

  • Pipe insulation defects;
  • Water leaks in roofs;
  • Steam trap malfunctions;
  • Ineffective HVAC air distribution;
  • Motor and bearing defects;
  • Building envelope energy loss;
  • Pipe leakage and
  • Underground pipe leakage.

Cetec has also used IRT for membrane delamination investigations.

 


Vibration Analysis

The vibration signature of a machine running under load is collected. The technique is diagnostic for small developing machine defects before machine integrity is threatened. Vibration monitoring is used for rotary and reciprocating equipment such as:

  • Motors;
  • Pumps;
  • Fans;
  • Cooling towers;
  • Gear boxes and
  • Emergency generators.

Vibration analysis is most effective when combined with an oil condition-monitoring program. Substantial savings can be realised if equipment is repaired before a major failure occurs.

In addition to the above, Cetec has even used noise analysis to monitor corrosion.
