| Doing a
building survey to identify your hazardous materials is a recommended
practice. But this may not be so straight forward.
A building survey is more than a walk through and making
assumptions about what could be hazardous or not. All visible and
accessible materials must be examined and hazardous substances
unambiguously identified. Otherwise some hazardous substances are
missed, or great cost is expended in disposing of materials
incorrectly identified as hazardous.
Here are some tips for considering common
hazardous materials in your building:
Asbestos
Fibre cement panels and boards used as roofing material or for walls
commonly contains asbestos. But don't overlook other potential sources
such as:
- Glazing putty used in a window or the window to wall mastic
- Older style switchboard equipment
- Sealants used for construction joints or flange joints
- Some vinyl tiles
- Insulation of heating pipes, older hot water systems or in flues
Lead
Check paint on ceiling, walls and floor is not a lead based type.
PCBs
Older style fluorescent lights may contain ballast units that
contain this material.
Chemicals
Poisons and toxic chemicals may be obviously identified. But don't
overlook paint and cleaning chemicals. These can also be found in
unlabelled containers. An unsuspecting person, such as someone working
at the site doing renovations or demolition, may encounter these
chemicals and a safety issue arise.
